The estate lies just outside the town of Monticiano, 500 metre away, secluded but not isolated. The village offers all necessary services including a bank, pharmacy, supermarket, restaurant, a wine bar, and bus service to Siena and Grosseto. It is situated 35 km south-west of Siena in the Natural Park of the Farma & Merse Rivers.

A short distance away we find the hot springs of Petriolo still in their natural state and walking towards the woods, the banks of the river Merse with crystal clear water.

The panorama consists mainly of typical Mediterranean flora: maritime pines, live-oak trees, and chestnut trees.

Below the property fields is the horse training ring where the Sienese train their horses for the Palio.

From here you can visit easily lovely medieval villages such as Colle Val Elsa (30 min by car), S.Gimignano and Volterra (40 min), Massa Marittima with its beautiful Duomo(30 min), Murlo and its gorgeous Etruscan museum (30 min), the Val D'Orcia and Montalcino, the region of the best red wines and the Brunello. One or two bedroom apartments available each with one bathroom.

The Maremma seaside is 60 km away. The fast road connecting Siena to the sea is being remodelled at the moment just below the hill where the property stands ( 14 km away) and it will allow for very fast reach of many seaside areas ( 40 to 50 mins max).

We want to remind you that peace and magic still exist. At dawn you might happen to see a deer grazing in our meadows, an adventurous fox passing through the farmyard, a woodpecker, a jay or a buzzard gliding from one oak to the other.

It consists in two main buildings one of which holds the accommodations, the other an enclosable porch, a first floor lounge, a restroom, a large kitchen, a wood oven and an office. They stand one next to the other, seaparated by approx. 20 metres by a court and an ancient oak tree.

At the moment it is an agriturism business while providing also for an independent apartment used by the owner during the seasonal activity.

The core business of the villa is destination weddings. San Galgano Abbey is one of the most requested and popular venues in Italy nowadays.

At the property it is possible to rent the single units but also the entire villa exclusively as is also ideal for large families with children, groups and seminars/incentives.

It can accommodate up to 18 people, self-catering or B&B.

The accommodations building hosts all guest accommodations while the daytime building hosts the group kitchen, the meals room, the 120 sq.mt. patio communicating with the above and with garden view, and the 80 sq.mt. first-floor hall. The first-floor hall is ideal also for seminars. It has independent entrance and heating.

The pool 11x6x190 is surrounded by plenty of tended green areas with garden furnishings for outdoor eating and relaxation and is usually open May 1st-October 31st, weather permitting.

 Free broadband Wi-Fi is available in the daytime building.

The exclusive rental of the villa does not include the cost of final cleaning and heating or any additionally incurred fees which are not specified above.

Vewings can be organized in most times of the year, although from beginning f May until end of Ocober it is most likely rented out exlusively to groups.
